ARIA produces forecasts, recommendations, and feasibility studies based on the data sources listed below. Past performance and current market conditions inform projections; unforeseen policy or market changes may affect outcomes. Treat low-confidence forecasts as directional, not precise.
1. What the platform does

3. What data we don't have
- Off-market deals — the platform forecasts off public + partner data
- Real-time transaction registry — Wafi platform integration is planned for production operations
- Self-reported partner data — not independently verified
- Foreign-ownership rules per V2030 zone — Royal Decree M/14 source pending (admin-curated until resolved)
4. Model assumptions
- 5-year forecast window
- KSA market conditions as of 2025; rate environment as of last refresh (≤24h)
- Default cap rates, escalation rates listed in /methodology
- VAT 15% / Zakat 2.5% / CIT 20% per ZATCA stack (effective May 2025)
5. Limitations
- Past 5 years of data informs forecasts; unforeseen policy changes may affect them
- Forecasts are point estimates with confidence tiers (high / medium / low)
- No legal / tax / financial advice — consult licensed advisors before commitment
6. When to consult human advisors
- Any transaction over SAR 2 million
- Any cross-border transaction
- Any V2030-zone purchase (foreign-ownership rules pending M/14 source confirmation)
- Any institutional fund-formation decision
