ARIA produces forecasts, recommendations, and feasibility studies based on the data sources listed below. Past performance and current market conditions inform projections; unforeseen policy or market changes may affect outcomes. Treat low-confidence forecasts as directional, not precise.

Foreign-ownership rules per V2030 zone — Royal Decree M/14 source pending (admin-curated until resolved)

4. Model assumptions

KSA market conditions as of 2025; rate environment as of last refresh (≤24h)
Default cap rates, escalation rates listed in /methodology
VAT 15% / Zakat 2.5% / CIT 20% per ZATCA stack (effective May 2025)

5. Limitations

Past 5 years of data informs forecasts; unforeseen policy changes may affect them
Forecasts are point estimates with confidence tiers (high / medium / low)
No legal / tax / financial advice — consult licensed advisors before commitment

6. When to consult human advisors
